Plano Greenlights Turn Lanes, Backs Car Wash Rebuild With New Screening

At its April 20, 2026 meeting, Plano’s Planning and Zoning Commission took up two development items that could affect traffic flow, nearby neighborhoods, and how busy commercial sites fit into surrounding areas. The commission voted 7-0 on both cases.

Signature Plaza Adds Turn Lanes And Shrinks Landscaping Edge

Commissioners approved a preliminary site plan for Signature Plaza on Coit Road, north of Ridgeview Drive, where two new retail and restaurant buildings are planned and an existing grocery store building would be reused as a health and fitness center. To make room for two required right-turn lanes on Coit Road, the plan reduces the site’s landscaping edge from 30 feet to 19 feet. Staff said the change helps traffic move more safely while still matching the look of neighboring properties.

Questions Focus On Site Layout

Commissioners asked whether the project could avoid the landscape reduction by narrowing drive aisles or cutting parking. Staff said the 30-foot drive aisle already exists and could be smaller, but it is not new, and the parking shown is based on code requirements tied to building size. That left the turn lanes as the main reason for the request, with commissioners pointing to congestion relief and site access in their discussion before approving it.
