LAVON REZONES 360 ACRES, CLEARS RETAIL PROJECTS, APPROVES $1.9M IN ROAD WORK

At its February 17 meeting, the Lavon City Council advanced major development plans, approved new retail activity, and committed nearly $1.9 million to street improvements. Residents also raised concerns about wastewater plant noise as city growth continues to accelerate.
Elevon Section 3 Zoning Change
Zoning determines what kind of development is allowed on a property. Roughly 360 acres near County Road 541 were previously zoned for temporary agriculture, which limits building. Council unanimously approved rezoning the land to Elevon Planned Development, allowing residential, commercial, and park space. The vote clears the way for long term expansion in that area.
Retail Zoning Near SH 78
A 1.067 acre tract near SH 78 and Atlantis Boulevard was governed by older planned development rules tied to Grand Heritage. Council unanimously changed the designation to standard Retail zoning. That simplifies what businesses can operate there. A nearby resident raised concerns about screening between homes and future retail, but the change moved forward.
Drive Thru Coffee Shop Approved With Conditions
Council approved a drive thru coffee shop at 963 S. SH 78. Conditions limit building materials, lighting brightness, and speaker noise, which cannot exceed 55 decibels. Speakers must face away from homes and stay inaudible overnight beyond the property line.
