Lavon Pushes Elevon Forward, Delays SH 78 Project, And Clears New Rules For Signs, Noise, Safety, And Fire Staffing

Lavon City Council’s May 5, 2026 minutes, released and approved on May 19, show a meeting focused on growth, commercial activity, city services, and public safety. Mayor Vicki Sanson led the meeting, with Mike Shepard absent. Here’s the recap.

Elevon Gets More Housing Movement

Council approved an amendment to the Elevon Planned Development District for residential development on about 104.8 acres. The change adds lot types with a minimum lot depth of 110 feet in Pod 3A-East, north of Elevon Parkway. The vote was unanimous.

561 Residential Lots Move Ahead

Council also approved the preliminary plat for Elevon Section 3A, covering 561 residential lots, an amenity center common area, a wastewater lift station lot, and 22 common areas on 172.014 acres. The approval is still subject to city planner and city engineer approval.

Elevon Block Length Waivers Pass

Council approved two waivers for maximum permitted block length in Elevon Section 3A. City Manager Kim Dobbs said the city’s consulting planner made a technical determination. The vote allows the plat process for those phases to keep moving.

141 More Elevon Lots Get Final Plat Approval

Council approved the final plat for Elevon Section 3, Phase 3A-3. That section includes 141 residential lots, one amenity center lot, and nine common areas on about 48.059 acres. The area sits north of Elevon Parkway and east of Elevon Section 3A-1.
