Commission Approves Infill Homes, Medical Office, And New Restaurant
Rockwall’s Planning & Zoning Commission moved through a packed August 11 meeting with several development votes, multiple postponements, and a few projects that could shape nearby neighborhoods and commercial corridors. Residents near Renfro Street, Russell Drive, South Goliad, Medical Drive, TL Townsend Drive, and South Clark Street saw projects either advance or get pushed to a later meeting.
Renfro Street Infill Home Wins Approval
Commissioners approved Z2026 038, a specific use permit for a single-family home on a 0.637-acre parcel at 521 Renfro Street. Staff said the home met single family 7 district standards, and four notices were received in favor. The applicant said the house would be built for family members. For nearby residents, that means the vacant infill lot can now move forward as a new home.
North Stodghill Rezoning Was Tabled
Commissioners tabled Z2026 039 to the August 25 meeting after staff said the applicant was not present for the public hearing item. The request sought to rezone 516 North Stodghill Road from agricultural to single family 16 so the lot could be split into two lots. No opposition notices had been received. Neighbors may see this return later this month with the same basic question still unresolved.
Another Public Hearing Case Was Delayed
Z2026 040 was tabled to August 25 at the applicant’s request. The meeting notes did not include further discussion of the case during this session. That means residents will need to wait for a later meeting to learn whether the proposal changes, draws comments, or moves ahead.
Russell Drive Home Gets Green Light
Commissioners approved Z2026 041 for a single-family home at 248 Russell Drive in Rockwall Lake Estates No. 2. Staff said the home met most standards, with the main exception involving garage placement. Staff also noted similar garage waivers had been granted in the subdivision before. No notices were returned on the case, and the applicant said he hoped to improve the neighborhood one lot at a time.
South Goliad Zoning Cleanup Advances
Z2026 042 was approved for a five-acre tract at 2890 South Goliad Street, where the applicant asked to rezone split heavy commercial and commercial parcels into one heavy commercial district. Staff said the change fits the future land use plan and would make zoning consistent across the site. The applicant said no new use was proposed, so nearby property owners would be looking at a cleanup rather than a new operation. |
