Rockwall Commission Weighs Big Projects, Tighter Design Rules
The Rockwall Planning and Zoning Commission spent a long night on October 27, 2026, reviewing a mix of major rezoning requests, site plans, and smaller neighborhood cases. Several projects moved ahead, while others were sent back for more work.
Development Around Rockwall IKEA Moves Forward
Commissioners voted 4 to 2 to recommend a revised plan development for about 33.249 acres at 549 and IH 30, with Commissioners Roth and Williams dissenting. The commission also discussed tower height, open space, and how much of the site would be green space versus detention area. The item now heads to council on November 2.
Guest Quarters Case Gets Green Light
A request for guest quarters at 2337 Saddlebrook Lane won commission approval, with one abstention. Staff said the proposal includes an accessory structure larger than the base zoning allows, and the applicant addressed earlier design concerns. It now goes to council on November 2.
Evans Road Infill House Clears Commission
The commission backed a residential infill request at 412 Evans Road after staff said the only deviation was the garage’s forward placement. The applicant also answered questions about the front elevation and window sizing. The item moves to council on November 2.
Same House Plan Approved For Wayne Drive
A second, nearly identical infill home at 132 Wayne Drive also received commission support. Staff said the garage placement matched the same deviation discussed in the Evans Road case, and the lots are on opposite ends of the north-south side of the development. It also heads to council on November 2.
Retail And Commercial Plan Wins Zoning Support
Commissioners recommended approval for a zoning change at IH 30 frontage road and John King Boulevard for a large commercial district with specialty grocery, retail, restaurants, and public gathering spaces. The applicant said the project would be built in phases, with the road network, utilities, and open spaces going in early. The vote was 6 to 1, with one commissioner absent, and it advances to council on November 2.
