P&Z Backs Some Changes, Then Slams The Brakes On Several Deals
Princeton’s Planning and Zoning Commission spent Nov. 2 reviewing a mix of rezoning requests, a cell tower proposal and several plats tied to future development. Some items moved ahead, but others were denied or tabled after commissioners raised concerns about land use, traffic, drainage and whether projects fit the city’s long-term plan.
PD47 Expansion Gets The Green Light
Commissioners voted 5-0 to recommend rezoning a 1.49-acre tract at the northeast corner of South Beauchamp Boulevard and Myrick Lane in Princeton Business Park from light industrial to the existing PD47 district. Staff said the move would extend the district’s rules, which allow professional office and retail-type uses, without changing the underlying standards. The applicant’s representative said the planned tenants are an orthodontist and a primary care office.
Walmart Cell Tower Tabled For A Work Session
A proposed 155-foot cell tower in the Walmart parking lot at 701 W. Princeton Drive, next to Beauchamp Boulevard, was tabled after commissioners questioned its height, location and fit with the U.S. 380 corridor. Staff said the proposal did not meet residential separation standards and did not address alternatives, though the applicant disputed staff’s distance figure. The item is expected to return after a joint work session with Planning and Zoning and City Council.
Christian Brothers Rezoning Rejected On Longneck Road
The commission voted 6-0 to recommend denial of a request by McAfee Investments to rezone a 1.14-acre site at 1523 Longneck Road, at Monte Carlo Boulevard, from single-family estate to general commercial for a Christian Brothers Automotive shop. Commissioners cited the request’s inconsistency with the comprehensive plan, its fit with nearby homes, roadway infrastructure along Longneck Road and the site’s role as a gateway into downtown.
Auto Repair Permit Also Turned Down
A related specific use permit for the same Christian Brothers project was also recommended for denial, 6-0, for the same reasons. Staff noted the permit could only be granted under the general commercial zoning that had just been denied.
Forest Grove Sale Plat Approved With Conditions
Commissioners gave conditional approval to a conveyance plat for an 8.8092-acre site at the northeast corner of Forest Grove South and West Princeton Drive. Staff said it was only a plat for the sale of the property and not a development approval, and the applicant will still need to clear remaining comments before it goes to City Council.
QT Car Wash Replat Denied Over Unresolved Comments
A replat for a QT Bubble Bath car wash wrapping around the QuikTrip at the northwest corner of Monte Carlo Boulevard and U.S. 380 was denied after commissioners said the submission still had too many unresolved issues. A QuikTrip representative asked for conditional approval, but staff said engineering and platting comments could not be resolved before the Nov. 9 council meeting. |
