Lavon Weighs 7 Brew, Take 5 And New Commercial Lots
The Lavon Planning and Zoning Commission was scheduled to consider several commercial development proposals on July 28. The agenda includes public hearings involving Take 5 Oil Change and a restaurant parking change, along with plans for 7 Brew Coffee, Elevon commercial property and a 30-acre industrial development.
Take 5 Oil Change Faces Zoning Hearing
The commission was scheduled to continue a public hearing on a request to rezone 0.783 acres at 963 S. SH 78 from Retail to Planned Development. The change would allow a drive-through-only Take 5 Oil Change offering oil changes and minor vehicle maintenance. The property is northeast of SH 78 and SH 205.
Restaurant Parking Rules Could Change
A separate public hearing will consider new parking requirements for a restaurant with no dine-in service at 783 S. SH 78. The proposal would establish one parking space for every 200 square feet on the 1.75-acre property near SH 78 and Grand Heritage Boulevard. Commissioners could make a recommendation after hearing public comments.
SH 78 Property Could Split Into Two Lots
Commissioners considered a replat dividing Lot 2 of the Lavon 7-Eleven Addition into two lots. The property is located near 963 S. SH 78, northeast of SH 78 and SH 205. The split would create separate parcels for development proposals listed elsewhere on the agenda.
7 Brew Coffee Plans Reach Commission
A site plan and landscape plan for 7 Brew Coffee are listed for possible action. The proposed coffee business would occupy approximately 0.60 acres at 963 S. SH 78 near the SH 205 intersection. Commissioners will review how the proposed location and landscaping are arranged on the property.
Take 5 Site And Landscaping Face Review
Commissioners separately considered the site plan and landscape plan for Take 5 Oil Change. The project is proposed on approximately 0.783 acres at 963 S. SH 78. This review is separate from the zoning request that would allow the drive-through automobile service use.
