Commission Approves Rezoning, Development Agreements, and Zoning Text Amendment

The Planning and Zoning Commission on September 17 acted on several land use items, including a commercial rezoning near KC Robinson Lane, two development agreements tied to future annexation, and a zoning text amendment tied to state law on mobile homes.

Commercial Rezoning Approved Near KC Robinson

The commission approved a request to rezone about 3 acres at 1010 KC Robinson to a planned development with commercial, office, and retail base zoning. Staff said the plan includes one commercial building, rear-facing bay doors, and a screened open storage area. Staff also said the drawing presented covered the full 3 acres.

Road Questions Raised About KC Robinson

During the public hearing on the KC Robinson case, a nearby resident asked whether Casey Robinson Lane would be improved as commercial development moves in. An engineering representative said the road is not part of the city’s current five-year capital plan and said future development could bring some improvements, such as turn lanes.

Stone Tract Development Agreement Approved

The commission also approved a development agreement for about 40 acres at the northeast corner of FM 455 and future J Fred Smith Parkway in the ETJ. Staff said the agreement outlines future annexation and zoning, with commercial uses at the hard corner, light industrial uses elsewhere, and up to 10 acres for self-storage. Staff said heavy industrial uses would require an SUP and would not be permitted by right.
